What is One Steamboat Place?
One Steamboat Place (OSP) is a Signature Development of Timbers Resorts located slopeside, next to the gondola in Steamboat Springs, Colorado. OSP is a luxury resort offering residential interests and whole ownership. OSP will be the gateway to a revitalized Mountain Village and the ultimate gathering place for friends and family year after year.
Where is One Steamboat Place?
Steamboat Springs, Colorado is nestled at 7000’ and surrounded by the Rocky Mountains, 157 miles northwest from Denver.
Within Steamboat Springs, OSP encompasses the most prominent and ideally located spot at the base of the world-class ski area and adjacent to the gondola. It’s an exciting, thriving and luxurious place to live. The entire base village is undergoing a revitalization – restaurants, shops and year-round activities are all right outside your door.
When will One Steamboat Place be available for occupancy?
OSP is scheduled for completion in the winter of 2009.

Is real estate available for purchase?
Yes, both whole and residential interest ownership opportunities are available. The residential interests are offered in deeded 1/8 fractions – eight interests per residence.
One Steamboat Place provides its owners with a real estate deed that is guaranteed by a Title Insurance Policy. The deed you receive is the same as if you bought any other piece of property in the country and therefore affords you the ability to sell it when you want, how you want and/or pass it on to your children and future generations. OSP owners may use any of the club’s beautifully furnished residences within the Residential Interest ownership program and have the ability to visit when they want and as often as they want, each and every year. OSP is essentially a private club for Owners to enjoy with their family and friends.
What are the benefits of owning a residential interest at One Steamboat Place?
Ownership in a true Luxury Residence Club, like One Steamboat Place, affords Owners all the benefits of having access to a vacation property of the highest quality for a fraction of the price one would expect to pay. Ownership at OSP eliminates all of the hassles that are associated with owning a vacation home and provides you with the services and amenities only found in the finest resorts. Since there are only a limited number of ownership opportunities available, you have the opportunity to use your vacation home as often as you like, subject only to the club’s reservation procedures.
How many residences will there be at One Steamboat Place?
One Steamboat Place will feature 80 residences, including 42 luxury Residence Club units, comprised mostly of four bedroom floor plans. Each exquisitely furnished Residence Club unit will be the perfect blend of elegance and convenience with top quality appointments throughout and the highest level of service for all Owners.
What services are available at One Steamboat Place?
OSP is designed to provide all the service and amenities of a fine hotel. Services include an attentive staff that is available 24-hours a day to anticipate your needs. The dedicated concierge staff will be hard at work even before you arrive for your vacation by providing pre-arrival grocery shopping service, so your kitchen is fully stocked. Additionally, the concierge will ensure everything is in order relating to ski pass purchases, booking desired tee times, confirming dinner reservations at your favorite local restaurants and arranging for spa/massage treatments. The concierge staff is also well versed in planning parties for those special events and anniversaries.
The staff is always available to assist Owners upon their arrival with luggage and obtaining any items needed from the Owner’s personal, year-round storage.
In the winter, ski valets will have your ski and snowboard equipment tuned and ready each morning in the handsomely appointed slopeside locker room.
Daily housekeeping/maid service, laundry services and dry-cleaning are also available at a moment’s notice.
What amenities should I expect to find at One Steamboat Place?
There will be an Owners’ game room, private wine cellar and dining room, year-round pools, fitness center, and a luxurious full-service, Zen-inspired spa.
OSP will debut with a divine restaurant, Truffle Pig. This slopeside restaurant will have indoor and outdoor seating, a bar and an Owner’s dining room. A restaurant for all seasons, the Truffle Pig will be a wonderful place to end your ski day with its great slopeside patio areas. It is the perfect place for those après-ski gatherings.
Will Residence Club Owners have access to Catamount Ranch and Club?
While in residence at One Steamboat Place, Residence Club Owners will have access to Catamount Ranch and Club. A club unlike any other in the mountains, Catamount offers a wealth of exciting year round outdoor activities including fly fishing and scenic hiking trips to the Wilderness Yurt. Located on 3200 spectacularly beautiful acres, Catamount brings together the majesty of the mountains with an 18-hole Tom Weiskopf designed championship course and a pristine private 530-acre lake. Waterskiing, canoeing, kayaking and lake fishing in the summer make way for miles of cross country skiing and snowshoeing in the winter.
How often may I use my ownership at One Steamboat Place?
Your ownership at OSP allows you to come as often as you like. Subject only to the club’s reservation procedures, your use is essentially unlimited. The unique Residential Interest ownership structure was established by Timbers Resorts over seven years ago. And with several of its resorts utilizing this reservation system, it has established a track record for ensuring owner satisfaction. Generally, the reservation procedures provide owners with a guaranteed minimum of four planned weeks each year during the prime winter and summer seasons. If you are fortunate enough to have even more time to spend at your vacation home, the club can accommodate you on a space-available basis throughout the year.
What happens if my schedule changes and I cannot make my planned weeks?
If you are not able to use your planned weeks, you may simply cancel a booked vacation and reschedule it. Or, you can always send family or friends in your absence. This is one of the exciting elements of Residential Interest ownership; you have the flexibility to alter your vacation plans throughout each and every year to fit your ever changing, busy lifestyle. Additionally, there will also be the opportunity for you to add weeks to the Timbers Reciprocity Program and trade your time with an Owner at another club within the Timbers Collection.
Can I use more than one residence at a time?
Yes. Ownership at OSP allows you to utilize more than one residence at a time. An Owner needs only to comply with the reservation procedures to accomplish booking additional residences for the same week. The only fees incurred for additional residences are housekeeping and incidental charges.
Do Owners pay annual assessments?
Yes, in keeping with One Steamboat Place’s goal of providing ownership to hassle-free, maintenance free real estate, the club’s staff will handle all the details of maintaining the club and its residences. On behalf of the HOA, the club’s professional management team will collect annual dues from Owners and then manage payment of all utilities, property taxes, insurance, staff salaries, supplies, materials, maintenance, trash removal and accounting fees. A portion of your annual dues also goes toward contributing to a capital reserve fund for future repair and replacement needs.
Is there a reciprocity program at other properties established for Owners at One Steamboat Place?
Yes. You are provided with the exclusive benefit to trade your planned vacation weeks at OSP with Owners at the other luxury resorts within the Timbers Collection. Destinations include The Rocks Luxury Residence Club in Scottsdale, AZ, Esperanza Resort in Los Cabos, Mexico, Castello di Casole in Tuscany, Italy and The Preserve at Botany Bay, St. Thomas, United States Virgin Islands.

What is the best way to get to One Steamboat Place?
Access is easy. Nonstop flights are available from ten major airports (Atlanta, Chicago, Dallas/Ft. Worth, Denver, Houston, etc) on American, United and Continental, with service directly into the Steamboat/Hayden Airport, located just 22 miles from the resort.
Steamboat is a scenic three-hour trip from Denver.
May I visit the property now?
Of course, the best way to make arrangements to visit the property is to contact an ownership representative to arrange a personal site visit of One Steamboat Place or a guest visit at our fully restored Victorian Guest House.
