ANSWER: One Steamboat Place (OSP) is A Timbers Resort located slopeside, next to the gondola in Steamboat Springs, Colorado. OSP is a luxury resort offering residential interest and whole ownership private residences with the services and amenities of a five-star resort. OSP is the gateway to a revitalized Mountain Village and the ultimate gathering place for friends and family.

 

QUESTION: Where is One Steamboat Place?

ANSWER: Steamboat Springs, Colorado, is nestled at 7,000 feet and surrounded by the Rocky Mountains, 157 miles northwest of Denver. Within Steamboat Springs, OSP encompasses the most prominent and ideally located spot at the base of the world-class ski area and adjacent to the gondola. It’s an exciting, thriving and luxurious place to live.

 

QUESTION: Who is behind One Steamboat Place? Who is Timbers Resorts?

ANSWER: Timbers Resorts is a development firm, specializing in the complete development, sales and marketing of intimate, luxury residence clubs, boutique hotels, and resort communities worldwide. Timbers Resorts' portfolio includes an exclusive collection of prestigious developments located in only the most sought-after resort destinations in the world. Timbers Resorts has combined a collection of unique elements that make each of its properties especially desirable: spectacular, one-of-a-kind destinations; intentionally intimate ownerships of successful, like-minded people; a private Club environment focused on Owner service; and beautifully developed residences that Owners enjoy for themselves and as a legacy for their families. Every Timbers Resorts property offers this unique combination of hassle-free ownership, vacation-home lifestyle and high-end resort amenities.

 

QUESTION: Is real estate available for purchase?

ANSWER: Yes, both whole and residential interest ownership opportunities are available. The residential interests are offered in deeded 1/8 fractions (eight interests per residence) or deeded 1/12 fractions (twelve interests per residence). One Steamboat Place provides its Owners with a real estate deed that is guaranteed by a Title Insurance Policy. The deed you receive is the same as if you bought any other piece of property in the country and therefore affords you the ability to sell it when you want, how you want and/or pass it on to your children and future generations. OSP Owners may use any of the Club's beautifully furnished residences within the Residential Interest ownership program and have the ability to visit when they want and as often as they want, each and every year, subject only to the reservation procedures. OSP is essentially a private Club for Owners to enjoy with their family and friends.

 

QUESTION: What are the benefits of owning a residential interest at One Steamboat Place?

ANSWER: Ownership in a true Luxury Residence Club, like One Steamboat Place, affords Owners all the benefits of having access to a vacation property of the highest quality for a fraction of the price one would expect to pay. Ownership at OSP eliminates all of the hassles that are associated with owning a vacation home and provides you with the services and amenities only found in the finest resorts. Since there are only a limited number of ownership opportunities available, you have the opportunity to use your vacation home as often as you like, subject only to the Club's reservation procedures.

 

QUESTION: How many residences are there at One Steamboat Place?

ANSWER: One Steamboat Place features 80 residences, comprised of three- and four-bedroom floor plans. Each exquisitely furnished residence offers the perfect blend of elegance and convenience with top-quality appointments throughout and the highest level of service for all Owners.

 

QUESTION: What services are available at One Steamboat Place?

ANSWER: OSP is designed to provide all the service and amenities of a fine hotel. Services include an attentive staff that is available 24 hours a day to anticipate your every need. The dedicated concierge team can arrange pre-arrival grocery service so your kitchen is fully stocked, lift tickets and ski school lessons are coordinated, tee times are booked, dinner reservations are secured and spa treatments are confirmed. The concierge staff is also well versed in planning parties for special events and anniversaries. The concierge staff will assist Owners with luggage transfers and obtaining any items needed from their personal, year-round storage. In the winter, ski valets will have ski and snowboard equipment tuned and ready each morning in the handsomely appointed slopeside locker room. Daily housekeeping service, laundry services and dry-cleaning are also available.

 

QUESTION: What amenities should I expect to find at One Steamboat Place?

ANSWER: There is an Owners’ Gathering Room, private Wine Cellar and Tasting Room, family Game Room, Tykes Room, year-round pool and a trio of hot tubs, Fitness Center, and a luxurious full-service Spa.

OSP also features a divine restaurant, Truffle Pig. This slopeside restaurant offers indoor and outdoor seating, a bar and an intimate dining room. A restaurant for all seasons, the Truffle Pig will be a wonderful place to end your ski day with its great slopeside patio areas. It is the perfect place for those après-ski gatherings.

 

QUESTION: Will Residence Club Owners have access to Catamount Ranch and Club?

ANSWER: Yes, you can choose to become a member of Catamount Ranch and Club by adding it to your OSP residential interest purchase. While in residence at One Steamboat Place, Private Residence Club Owners have access to Catamount Ranch and Club. A club unlike any other in the mountains, Catamount offers a wealth of exciting year round outdoor activities including fly fishing and scenic hiking trips to the Wilderness Yurt. Located on 3,200 acres, Catamount brings together the majesty of the mountains with an 18-hole Tom Weiskopf-designed championship course and a pristine private 530-acre lake. Water skiing, canoeing, kayaking and lake fishing in the summer make way for miles of cross-country skiing and snowshoeing in the winter.

 

QUESTION: How often may I use my ownership at One Steamboat Place?

ANSWER: Your ownership at OSP allows you to come as often as you like. Subject only to the Club's reservation procedures, your use is essentially unlimited. The unique Residential Interest ownership structure was established by Timbers Resorts. And with several of its resorts utilizing this reservation system, it has established a track record for ensuring owner satisfaction. Generally, the reservation procedures provide Owners with a guaranteed number of planned weeks each year during the prime winter and summer seasons. If you are fortunate enough to have even more time to spend at your vacation home, the Club can accommodate you on a space-available basis throughout the year.

 

QUESTION: What happens if my schedule changes and I cannot make my planned weeks?

ANSWER: If you are not able to use your planned weeks, you may simply cancel a booked vacation and reschedule it. Or, you can always send family or friends in your absence. This is one of the exciting elements of Residential Interest ownership; you have the flexibility to alter your vacation plans throughout each and every year to fit your ever changing lifestyle. Additionally, there will also be the opportunity for you to add weeks to the Timbers Reciprocity Program and trade your time with an Owner at another club within the Timbers Collection.

 

QUESTION: Can I use more than one residence at a time?

ANSWER: Yes. Ownership at OSP allows you to utilize more than one residence at a time. An Owner needs only to comply with the reservation procedures to accomplish booking additional residences for the same week. The only fees incurred for additional residences are housekeeping and incidental charges.

 

QUESTION: Do Owners pay annual assessments?

ANSWER: Yes, in keeping with One Steamboat Place’s goal of providing ownership of hassle-free, maintenance free Steamboat real estate, the Club's staff will handle all the details of maintaining the Club and its residences. On behalf of the HOA, the Club's professional management team will collect annual dues from Owners and then manage payment of all utilities, property taxes, insurance, staff salaries, supplies, materials, maintenance, trash removal and accounting fees. A portion of your annual dues also goes toward contributing to a capital reserve fund for future repair and replacement needs.

 

QUESTION: Is there a reciprocity program at other properties established for Owners at One Steamboat Place?

ANSWER: Yes. You are provided with the exclusive benefit to trade your planned vacation weeks at One Steamboat Place with Owners at the other destinations in the Timbers Reciprocity Program. QUESTION: What is the best way to get to One Steamboat Place?

ANSWER: Getting to Steamboat is easy. Nonstop flights are available from ten major airports (Atlanta, Chicago, Dallas/Ft. Worth, Denver, Houston, etc.) on American, United and Continental, with service directly into the Steamboat/Hayden Yampa Valley Airport, located just 22 miles from the resort. Steamboat is a scenic three-hour trip from Denver.
